Application Information

We do not rent to undergraduate students at this community.

Income must average 3 times the monthly rent for prospective residents, and 5 times the monthly rent for guarantors.

We gladly accept guarantors. Must have an average income of 5x the monthly rent and be a U.S. citizen.

Just yourself! Our online application makes it simple and easy. Each person 18 or older who will be living in the apartment home will need to fill out an application. You may be asked for documentation of your income or identity after the application is submitted.  

Anyone over the age of 18 that will be living in the apartment home and guarantors (co-signers).

Two people per bedroom (except children under 24 months; they are excepted from occupant counts).

We screen for criminal background, and applicants may be disqualified based on history. We do not allow renters with felony convictions to live at our community.

Renters may not have had previous evictions.

In addition, factors including negative payment history, past or current bad debts, liens, bankruptcies or judgments can disqualify an applicant. Employment verification may also be performed. We adhere to the Fair Credit Reporting Act (FCRA).

Minimum FICO score of 640 (average score for all leaseholders) required.

We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered equally without discrimination on the basis of any class protected by applicable laws.

Pets

Pets are residents, too! We allow two furry friends per home. 

There is a non-refundable, one-time pet fee of $350 and a monthly pet rent of $75. The fee and rent are per pet. 

No! Big or small, we welcome most dogs at Parc Mosaic. Breed restrictions do apply - see the next question for more information. 

We welcome most breeds of dogs. However, because certain dogs do not thrive in a community environment, we cannot accommodate the following breeds, dogs resembling these breeds, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler and Wolf Hybrid. We also cannot accommodate exotic pets, such as snakes, rabbits, pigs, ferrets, monkeys, venomous or otherwise poisonous animals. Please ask the leasing team for more details.

SMOKE-FREE LIVING

Our community is a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere on the property, so you and your lungs can thrive.

Parking and Storage

Yes! We offer private, underground garage parking for convenience. 

Standard garage space: $130 ($175 for the 2nd space)

Premier garage space: $180

Tandem Space: $250

Premier Garage Tandem Space: $350

We also offer electric car charging stations within the garage. Shared stations available for $25/month plus energy consumed. Assigned electric car charging stations available for $185/month plus energy consumed or $200/month  plus energy consumed for premier electric car charging stations. Ask the leasing team for details.

Your gear is important to us! We offer storage for bikes, skis, boards, and more!

Bike racks: $25/month

Bike lockers: $60/month

Ski/board storage: $25/month (each locker holds 2 pairs of skis)

Storage cages: $75-$125, based on size

Lease Information

We offer select lease terms of up to 24 months with longer leases available upon request. Please reach out to the leasing team for details. Price range is based on lease length and specific move-in date.

For your convenience, the best way to make all rent and utility payments is via Automatic Clearing House (ACH) debit. This is the easiest, no-hassle way to ensure your rent is paid on time. We also offer the ability to pay with Visa, MasterCard, Discover or personal check and money order for a fee.

We are smoke-free and proud of it!  Smoking is prohibited in your apartment home, your building and all common areas. This includes all community grounds and vehicles on community grounds. Enjoy the fresh air!

Security deposits or holding fees are refundable when certain criteria are met. Ask the leasing team for details.

Liability coverage is required to live at our community, and you are pre-approved through MultiFamily Insurance Partners. For quotes, visit MFIP's website, or call 877.826.8203.  Or, you can easily add coverage through our group policy and add the premium directly to your rent. Ask the team how we can help.

If you don’t yet have a credit history, you can still take advantage of our $0 deposit program.  Simply link your bank account and credit card and, once approved through our Obligo partner, you’ll be able to move in with no deposit and a manageable monthly fee for the deposit replacement.
